Transmission Right of Way Agent Associate
The Transmission Right of Way Agent Associate supports the acquisition of land rights essential for the construction, operation, and maintenance of electric transmission and distribution facilities. What You’ll Do
Transmission Right of Way responsibilities include negotiating and acquiring land rights for transmission and distribution projects, so experience with right-of-way (ROW) acquisition and stakeholder engagement is important.
- Handle complex negotiations with property owners or their designees to acquire land rights for construction, reconstruction, enlargement, or maintenance of electric transmission and/or distribution facilities.
- Settle property damage claims tied to construction, maintenance, or removal of facilities.
- Search public records and courthouses to determine current property ownership and extent of interests.
- Review and interpret legal documents, surveys, legal descriptions, surveying drawings, appraisals, and reports.
- Prepare approved legal documents to acquire land rights and maintain accurate property owner files, maps, drawings, exhibits, and progress reports in ROW management systems (e.g., ROWSi or equivalent).
- Follow ROW estimate guidelines; complete ROW estimates & scope for projects and manage multiple project scopes, schedules, and budgets.
- Follow outsourcing technical guidelines and serve as liaison/project manager for vendor companies performing ROW acquisition services.
- Oversee vendors on ROW projects to ensure adherence to schedules, budgets, and reporting; review status and costs on managed projects.
- Track project quality, milestones, and performance; monitor closeout and document lessons learned and process improvements.
- Approve vouchers for payments related to land-right acquisitions.
- Act as a witness or assist with selection of witnesses/commissioners in condemnation or court actions related to land acquisition.
- Represent Transmission ROW in process improvement teams and external industry forums as required.
- Support and enforce system safety processes and ensure a safe working environment focused on Zero Harm.
Qualifications & Experience
The role has multiple compensation/experience grades. Candidates should review the grade that aligns with their background.
Transmission Right of Way Agent Associate (SG5) — Entry level
- Associate's degree in real estate, business, engineering, project management, or related field with a minimum of 1 year related experience; OR
- Bachelor’s degree in the above fields preferred with no experience necessary.
Transmission Right of Way Agent (SG6)
- Associate’s degree plus 3 years related experience; OR
- Bachelor’s degree plus 2 years related experience.
- Experience areas: business, project management, real estate, law, electric transmission/distribution ROW, or related fields.
Transmission Right of Way Senior (SG7)
- Associate's degree in business, engineering, paralegal, real estate or related field OR high school diploma plus 2 years relevant experience.
- Minimum of 6 years experience in acquisition of real estate, ROW procurement, surveying, title research, or related fields (in addition to earlier requirements).
- Required: valid driver’s license and Notary Commission.
Transmission Right of Way Agent Principal (SG8)
- Associate of Science plus ~7 years related experience OR Bachelor of Science plus ~5 years related experience.
- 5–7+ years experience across business, management, real estate, law, electric transmission/distribution ROW with 2–3+ years in ROW acquisition/real estate activities.
- Professional certificates a plus (e.g., IR/WA, SR/WA, PMP).
- Leadership or project management experience preferred.
- Strong verbal & written communication, conflict-management, and organizational problem-solving skills.
- Proficiency with Microsoft Office and ROW/land management databases (e.g., geoAMPS or equivalent).
Required Licenses / Certifications & Work Conditions
- Valid driver’s license (state-issued) required.
- Notary commission required for certain grades.
- Travel within the transmission service territory is required; occasional out-of-territory travel may be assigned.
- May need to work outside normal business hours to meet project schedules.
- On-site role based in New Albany, Ohio.
Compensation & Benefits
Careertakes is recruiting on behalf of our confidential client. Salary ranges published by the client are listed below by grade:
- Transmission Right of Way Agent Associate SG5: $63,496 - $79,369
- Transmission Right of Way Agent SG6: $74,551 - $93,188
- Transmission Right of Way Agent Senior SG7: $87,633 - $109,544
- Transmission Right of Way Agent Principal SG8: $98,993 - $128,689
Overall compensation grade range provided by the client: $63,496 - $128,688 per year. In addition to competitive pay, the client offers a comprehensive benefits package to support employee well-being (health, retirement, leave, etc.).

- Sedentary work classification: exerting up to 10 pounds occasionally; mostly seated with occasional walking/standing.
- Fieldwork may be required depending on project needs.
