Research Specialist
The Research Specialist performs entry-level research to support land rights validation and document preparation for infrastructure projects, including new construction and relocations. What You’ll Do
This is an entry-level Research Specialist role supporting property/land-rights work. You will perform title and ownership research, review engineering drawings and site plans, prepare real estate documents, and help validate land rights used for infrastructure installation, operation, and maintenance. Typical responsibilities:
- 80% — Perform research: title/ownership lookups, county-record searches, review legal descriptions, read engineering/site drawings, and prepare basic real estate documents while staying current on land law and regulations
- 10% — Communication: coordinate findings with business partners, real estate representatives, other research specialists, and data management teams
- 10% — Data management: submit land rights for indexing, map easements in GIS, and keep records accurate for project teams
Confidential Client supports projects including new construction, rebuilds, major projects, and relocations.
Requirements
- Associate’s degree in Paralegal, Real Estate, Business, Political Science, Surveying & Topography, or related field — OR HS/GED plus 3 years’ related experience
- Minimum 1 year of related work experience
- Valid driver’s license
- Ability to obtain Notary Public within first year (if not already certified)
- Must live within a reasonable commute of Plainfield, IN for occasional onsite meetings (role is remote/telecommute-first)

Preferred / Nice-to-Have
- Bachelor’s degree in a related field

- Knowledge of surveying or engineering drawings
- MS Office proficiency, strong written and verbal communication, critical thinking, and self-motivation

Compensation
