About the Opportunity
Confidential Client is seeking an entry-level Project Manager to support healthcare real estate and medical office development projects in the Denver, CO area. This role supports project delivery across planning, design, construction administration, and client financial reporting. Ideal candidates have exposure to construction project workflows, budgeting, and coordination with design and construction teams.
What You’ll Do
This is a hands-on role reporting to Project Executives; responsibilities include:
- Prepare and maintain detailed development budgets and schedules
- Perform site and conditions investigations to inform design/construction
- Coordinate collection and review of vendor invoices and contractor pay applications for draw packages
- Complete and submit draw packages for Project Executive review and approvals
- Assist in development and monitoring of project budgets, forecasts, and cash flow
- Review change orders and prepare budget adjustments for approval
- Enter contract terms and commitments into project management software
- Prepare monthly invoice packages and verify billings align with contract terms
- Reconcile client direct charges and maintain client/project account balances
- Maintain regular communication with clients regarding financials (e.g., FL, CIP) and allowable charges
- Obtain required project public approvals and assist with permitting activities
- Qualify and negotiate with architects/engineers and construction firms
- Monitor performance under design and construction agreements and participate in design review meetings
- Provide on-site owner construction administration and coordinate physician office suite build-outs
- Prepare analyses of change order requests, monthly progress reports, meeting agendas/minutes, and issues lists
- Coordinate selection and procurement of furniture, fixtures and equipment (FF&E)
Qualifications & Skills
- Bachelor’s degree in a related discipline preferred, or equivalent years of healthcare project management experience
- Knowledge or experience with healthcare facility design and construction processes preferred
- Experience with construction projects in the $1M–$10M range preferred
- Intermediate Microsoft Office skills; experience with E-Builder or similar project management software is a plus
- Strong organizational skills with the ability to multi-task and meet deadlines
- Strong written and verbal communication skills
- Attention to detail in financial and contract documentation
