What You’ll Do

Confidential Client is hiring a Current Assistant Planner to support community planning and permit review in Cocoa, FL. This entry-level planning role processes administrative development applications, provides high-quality customer service at the front counter and by phone, prepares technical reports and maps, and assists with zoning and compliance review under the supervision of planning leadership.

  • Process administrative-level planning applications (e.g., sign permits, certificates of zoning compliance, design review, zoning verification letters, home occupations, accessory use permits).
  • Serve as a primary public contact—answer questions from residents, builders, and small businesses about local ordinances, policies and procedures.
  • Research land use, property ownership, and zoning using GIS tools (ArcView / ArcGIS Pro) and associated databases.
  • Prepare staff reports, correspondence, vicinity and exhibit maps, and technical documentation consistent with local plans and ordinances.
  • Enter and manage application records in permitting/review systems such as Accela Automation and ProjectDox.
  • Review site plans, plats, landscape plans, sign designs and architectural plans; provide clear, constructive comments to applicants.
  • Coordinate with relevant county, state and regional agencies, school districts, and service providers to ensure compliance and timely completion of reviews.
  • Conduct on-site inspections to verify compliance with approved conditions.
  • Support improvements to internal processes, code amendments, and training for continuous improvement.

Responsibilities

  • Provide timely, accurate planning and zoning information in person, by phone, and in writing.
  • Handle multiple applications while maintaining front-counter customer service.
  • Create and maintain maps and property lists using GIS.
  • Review building permits for zoning compliance and monitor conditions of approval.
  • Demonstrate strong judgment, initiative, and integrity in following policies and procedures.
  • Contribute positively to team decision-making and customer conflict resolution.
  • Attend conferences and trainings to maintain current professional knowledge.
  • Perform other duties as assigned.

Qualifications

Minimum qualifications (one of the following):

  • High school diploma or equivalent plus a minimum of two years’ experience in community development or planning; or
  • Bachelor’s degree in Urban Planning, Geography, Public Administration, or related field; or
  • An equivalent combination of education and experience that provides the required knowledge, skills and abilities.

Required skills and experience:

  • Experience with GIS mapping (ArcView / ArcGIS Pro) and creating maps and exhibits.
  • Familiarity with reviewing site plans, plats, and development-related documents.
  • Strong written and oral communication skills; ability to prepare technical reports.
  • Customer-service oriented with experience interacting with the public and applicants.
  • Organized, detail-oriented, able to manage multiple tasks and meet deadlines.
  • Proficiency with typical office software (word processing, spreadsheets); experience with Accela Automation and ProjectDox is a plus.

Licensing & Certifications

  • Possession of a valid driver’s license is required. Candidates must meet any state or local licensing requirements applicable to the position.
  • Continuing education and professional development are encouraged; the role includes opportunities for training.

Compensation & Location

  • Pay: $34.32 per hour (hourly rate as posted).
  • Location: Cocoa, FL — this is an on-site role based in Cocoa, Florida. (Use authoritative job location.)

  • This role reports to the Current Planning Supervisor (or the designated planning manager).
