Community Association Manager
The Entry-Level Community Association Manager supports the management and administration of residential community associations by assisting with board policies, property inspections, maintenance coordination, and financial administration. This role serves as a key liaison between residents, board members, vendors, and internal teams to ensure efficient community operations and high-quality customer service within Florida-based associations.

Position overview
This is an entry-level, full-time Community Association Manager (CAM) role supporting residential associations (HOAs, condominiums, co-ops) in Punta Gorda, FL. You will assist Board Members, residents, vendors, and internal teams to keep community operations running smoothly while delivering timely, professional customer service.
Key responsibilities
- Assist with implementation of Board policies, community rules, and covenant enforcement.
- Prepare meeting notices, agendas, management reports, and meeting minutes.
- Attend Board meetings, annual meetings, and community events as required.
- Maintain association records and documentation.
- Respond to homeowner inquiries and requests promptly and professionally.
- Conduct site inspections; identify and report maintenance, safety, and appearance concerns.
- Coordinate work orders and follow up on maintenance requests.
- Monitor vendor performance and service quality; support vendor coordination.
- Support capital improvement and maintenance projects as directed.
- Assist with budget preparation and monitoring; review invoices and submit for processing.
- Monitor community expenses and report budget variances.
- Escalate complex issues and coordinate with legal or compliance vendors when directed.
Minimum qualifications
- Active Florida Community Association Manager (CAM) license, or ability to obtain within a designated timeframe.
- High school diploma or GED.
- 1–2 years of experience in customer service, administrative work, property management, hospitality, or similar preferred.
- Basic proficiency with Microsoft Office (Outlook, Word, Excel).
- Valid driver’s license and reliable transportation.
- Strong written and verbal communication skills and solid organizational ability.
Preferred qualifications
- Associate’s or Bachelor’s degree.
- Experience working with homeowners associations, property management, or hospitality.
- Familiarity with QuickBooks.
- Bilingual (English/Spanish) is a plus.

- Ability to learn Florida community association laws and governing documents.
- Strong time-management skills and ability to handle multiple tasks and deadlines.
- Ability to work independently while escalating issues when appropriate.

Physical requirements & schedule
- Frequent walking of community grounds and common areas.
- Ability to sit, stand, and use standard office equipment.
- Occasionally lift up to 25 pounds.
- Flexibility to attend occasional evening Board meetings.
