Acquisitions and Development Associate
The Acquisitions and Development Associate supports Confidential Client's multifamily investment growth by sourcing, underwriting, and executing acquisition and development opportunities. This role involves building financial models, conducting market research, managing due diligence, and coordinating investment materials to enable disciplined, data-driven decisions. The position requires strong analytical skills, attention to detail, and the ability to manage multiple priorities within a fast-paced, entrepreneurial real estate platform.

Key Responsibilities
- Build and maintain financial models, perform initial underwriting, and support return, sensitivity, and pro forma analysis to enable disciplined, data-driven investment decisions.
- Conduct market and submarket research: evaluate supply, rent comparables, demand drivers, unit mix, pricing, amenities, and project positioning.
- Prepare and update internal investment summaries, offering memorandums, lender packages, investor materials, capital-raising materials, and fund models that clearly communicate risks, assumptions, and recommendations.
- Own due diligence checklists and transaction data rooms; coordinate third‑party reports, closing materials, and lender/equity partner diligence.
- Maintain acquisitions and development tracking reports; prepare weekly status updates and monitor active pursuits, timelines, ownership, and next steps.
- Support cash planning, budget tracking, draw coordination, and organization of fund and transaction materials.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.
- 1–4 years of relevant experience preferred; strong internships or exceptional analytical capability will be considered.
- Experience or demonstrated interest in multifamily acquisitions, development, asset management, real estate finance, brokerage, construction, or investment analysis.
- Strong interest in growing with an entrepreneurial, vertically integrated real estate platform.
Skills & Competencies
- Advanced Microsoft Excel and financial modeling capabilities.
- Solid understanding of underwriting, capital structures, sources & uses, cash flow analysis, and investment return metrics.
- Strong analytical, organizational, written, and verbal communication skills.
- Ability to manage multiple priorities, maintain attention to detail, meet deadlines, and follow through with minimal direction.
- Resourceful, curious, and comfortable building structure and solving problems in a fast-moving environment.
- Service-minded approach when working with colleagues, brokers, lenders, investors, and consultants.
- High integrity in handling confidential materials and financial analysis.
Compensation & Employment Type
- Estimated pay: $92,194 per year (estimated).
- Salary plus bonus potential.
